SCREENING CRITERIA AND APPLYING

On-Top Realty Inc. does not accept comprehensive reusable tenant screening reports.

Please read through the following list of screening criteria to learn about our standard requirement for approval.


Application Fee: $45 per adult applicant.


On-Top Realty Inc. does not accept comprehensive reusable tenant screening reports.


The following information will be assessed as part of screening applications for tenancy:

 

  1. Credit –  Applicants must have a minimum credit score of 600. If derogatory credit history is in excess of $100 but less than $20,000, a cosigner may be requested. The recommendation will be dependent on level of income and length of rental history.

  2. Criminal Background – Owner and management will screen for criminal convictions for crimes against person or property. There is no automatic exclusion of rental applicants based on criminal history.

  3. Employment – 6 months with current employer or previous employment in same field of work for 1 year.

  4. Income – Combined income of all applicants must be equal or greater than 3x the monthly rent.

  5. Rental History – Six months valid, verifiable rental history is required. Valid rental history consists of a written lease or month-to-month agreement. If rental history is less than 6 months, a cosigner may be requested. The recommendation will be dependent on credit history, level of income, and length of employment.

  6. Personal References

 

The following may be grounds for denial of tenancy:

 

  1. Negative history from a prior landlord

  2. False statements on rental application

  3. History of criminal activity on the part of any proposed occupant which presents a danger to persons or property or the peace and enjoyment of other residents or members of the community.

  4. Reasonable likelihood that a history of use of illegal drugs (or unauthorized use of legal drugs) may or will interfere with the health, safety, or right of peaceful enjoyment by other members of the community.

  5. Pending or non-discharged bankruptcy

  6. Rental collection verified on credit report

  7. Verified eviction showing on credit report or confirmed with landlord

 

Everyone eighteen (18) years old and older and emancipated minors are required to complete application to rent.


Owner and Management will screen for criminal convictions for crimes against person or property. As well as substantially similar crimes, may also result in denial of application:

 

  1. Murder

  2. Manslaughter

  3. Assault

  4. Robbery/Burglary

  5. Rape

  6. Child Molestation

  7. Rape of a Child

  8. Arson

  9. Delivery of Controlled Substance

  10. Manufacturing a Controlled Substance

  11. Kidnapping

  12. Theft

  13. Reckless Burning

  14. Possession of Controlled Substance

 

Owner and management desire to provide well maintained and well-kept properties for the benefit of all residents. Screening criteria herein are adopted with the intent of maximizing the ability to provide safe housing for residents, managerial staff, the property, and neighbors. Screening criteria herein are also intended to minimize liability risks, the costs of insurance, maintenance, and repairs to the premises. Screening shall be designed to provide housing to individuals who do not constitute or pose an unreasonable risk of direct threat to persons and/or property of physical harm and/or adverse housing environment. Owner and management agree to limit screening of conviction history to serious offenses against person and/or property.


Prospective tenants have the right to obtain a free copy of their consumer report in the event of a denial, or if another adverse action is taken against them. Prospective tenants also have the right to dispute the accuracy of information appearing in their consumer report.
